I have written about ePerks on my blog on several occasions. On of the posts received over 70 comments, and it looks like ePerlks may not be delivering on their promise- wel at least as far as real estate agents are concerned.

After reading a lot of posts all over the internet I’m convinced Eperks is a horrible solution for agents due to marketing mistakes and not delivering as promised to paying sponsors. However, on the surface it appears to be great for home buyers since they get money back. However, is that money back really a benefit? I would imagine that the only agents willing to give up commissions in exchange for leads that they’re already paying for have to be scraping the bottom of the barrel. A buyer might get a couple thousand dollars back for using one of these agents, but in exchange for what? They’re likely using a less experienced agent who won’t negotiate as well leaving money on the table, and likely puting them into a house without doing the research a more knowledgeable agent would do. So now, in exchange for the couple thousand dollars back at the conclusion of a transaction you’ve sacrificed the quality of the biggest investment you’ll likely ever make. Most people are going to move 3 to 4 times and you should be making $5-$10k on each move if done correctly. I say choose your agents through better means and invest wisely. Houses aren’t something to buy using a discounter.

I think eperks is a great idea, it’s the next step over taking the lead generation business.

eperks.com is great! My wife and I bought a home using one of the agents listed on eperks.com and they sent us $3,500 in cash back. Very cool, and will use them when we are near purchasing our new car.

I’m all for getting back money when purchasing a home, especially the fact that agents in my opinion, collect too money comission.

I think the idea of giving money back to the potential buyer is a great idea.

Broker here:
Had a couple of my agents use them. Horrible system they have. Seems they jumped the gun a bit. Beyond my suspicions above I now have actual proof that this isn’t a good program. Not to mention they disappeared when my agents tried to contact them about cancelling and kept billing their cards for 2 more months. They actually had to cancel their cards because nobody was responsive enough to handle the cancellation formally.

Well, with the state of the market is in right now. I think eperks has a great idea. Giving an incentive such as cash back to the home buyer, is a great motivator.
